Question How much is mainland worth now????

I hope the more experienced here can help me.

I am buying 16272sqm of some lovely waterfront mainland in order to help preserve the surrounding open, green area/business. The current owner is selling to me with the stipulation/knowledge/understanding that the land is going to be used in a certain way and that I am not going to be putting something like a Brazilian Disco on it.... and will actually be used in a manner that will bring more traffic to her own business interests. (She is selling because she needs to drop her tier down).

With all that is going on with land pricing, atm....what IS a fair price for land like this????

8-12L/sm depending on how much you like it. If you want it to retain resell value, don't pay over 6L/sm for it.

Waterfront will still fetch more than that, even with the current dropping of overall prices. There's no way in hell the seller would let it go for 6L/sm. I'd say 12L/sm is still a bargain.

Thanks for the feedback so far... I should mention she has no desire to sell it publically...

so I am in fact doing her a favor by buying it all so that she doesnt risk selling it to an ad farmer or some one else who will develop it (I dont need all this land). She is selling it to me personally because I promise to not turn it into a mall and will leave the area basically as is.

The project I will be using it for is a for a non-profit endeavor that will tie in with what is there now.

You can get a decent 512 plot (mainland) for between 4,000 to 5,000. I would times that amount by the how much land you are buying. Land prices go up and down daily. You can check for yourself - by going to land search, Type in how much land it is - Then sorting it by lowest price first.

We sold 24K sqm with lots of ocean view (2 sides of ocean view and the plot is basically a big square, so the other sides were the inside of the sim) yesterday and it went for 12.1L / sqm in less than 5 hours. We should probably have asked for more.

That being said, that's about twice the price we paid for the land when we bought it bit by bit 2 years ago, so no complaints. Now I can tier down and reorder my OpenSpace sim (damn you Lindens for changing the price in the middle of my order and not offering an automatic refund of the difference!).

For whats its worth I have a waterfront totally, I mean all sides surrounded by linden protected water. Originally a few weeks ago I had it set at around 15L a meter. It's what I consider special land and not run of the mill waterfront. Since the crash I have moved it down to 11.3ish, and it's not moving. I just wish I had taken the 13.5 offer someone asked me for before the crash.

Today the bottom of the mainland list was creeping up a bit, but as soon as LL starts the 10 sims a day I can see it having another mini crash from its current itsy bitsy crawl back up. By crawl back up I mean, pre crash the total poo on list bottom was low 8's to 8.5l a meter. It crashed down to mid 5's and now its flirting with low to mid 6's. If I were to quote waterfront today knowing nothing about it I'd quote in the 7's and try to sell in the low 8's. A week ago I'd of quoted mid to high 9's and tried to sell at 10.3. This is not taking things into consideration like which sim, how many other lots are for sale in the sim, are there any ads in view, and what the surroundings look like and so on that could fetch a higher value.

I'd like to think that I know land value, but the honest truth is right now its all a gamble and just guess work because of the way LL is handling the economy. If it's land you enjoy though, and something that will make you happy, just pay whatever you think is fair and you can't be let down.

Sarah and everyone...thank you all for your input. A few others who are deep in SL real estate also said about the same...*nice* Waterfront can still fetch about 15/sqm and the bottom of the barrel stuff about 6.2/sqm.


That being said, because she wanted to sell the land only to me and with the promise that I wasnt going to drastically change it, or build a Gorean BDSM Beastialty Gay Furry Nude Beach on there, I bought it for 8/sqm.
