Here are the results of the June 2012 Private Estate Survey. based on a sample of 5000 randomly selected private estate regions selected to estimate Full/Homestead/Openspace penetration.

The results are as follows:

  • Full Regions : 2424
  • Homestead Regions: 1829
  • Openspace: 27
  • Closed to Public :720

Of the 4280 accessible regions , 56.6% are Full Regions, 42.7% are Homesteads and 0.6% are Openspaces. The Margins of Error are +/-1.34% , +/- 1.33% and +/-0.21% respectively for the three figures figure at the 95% confidence level. This is a shift away from Full regions this month down 1.7% share since last months survey.
During this period Private estates had a net loss of 114 Regions to a total of 22627 representing a monthly decline of 0.5% , sightly less than last months 0.8% loss. The proportion closed to public access was up by 0.9% on last month at 14.4%.

6 of the Full Regions were Linden Developed Regions (i.e. sold new with content) and 3 Linden Developed Homesteads were included in the sample. Again as with all previous months this is too small penetration to estimate total number.

760 of the 1829 (41.5%) Homestead regions were at the new non-grandfathered rate, this is a significant rise of 2.8% from last months (44.4% ).


Taking these figures a good estimate of private estate tier due each month is US$4,709,000 +/- US$56,000 . (Calculated using known grandfathering rates but excludes any academic reductions and is rounded to the closest US$1000), this figure is up on last month's estimate of US$4,814,000 by $105,000 , a significant fall of about 2.2%.

The top 20 landowners currently control 34.8% (+/- 1.3%) of private estate regions, This 1.6% up on last month , using list prices their holdings are up 1.96% to 29.8% of total private estate tier.

The figures for the top 10 landowners are 25.5% (+/- 1.2%) of regions and 20.9% of tier (the larger estates tend to have a bigger proportion of homesteads than smaller estates). This share for the top 10 is 1.1% up on last months figure of 24.4% of private estate regions.

The Top 10 Full Region/Homestead/Openspace proportions are 38.9%/61.1%/0.0% and 38.1%/61.9%/0.1% for the top 20


The Top 11 Estates by number of regions held are as follows:
  • RGF Estates Inc 5.3%
  • Dreamseeker Estates 3.3%
  • Zoha Islands 3.0%
  • Azure Islands 2.5%
  • Victoria Chung 1.8%
  • Weezles Real Estate (WRE) 1.8%
  • Lala Rentals 1.8%
  • Jessica Chung 1.7%
  • Miriam Chung 1.6%
  • Fruit Islands Estate 1.5% tied for 10th place with ...
  • Bell Estates 1.5%



The largest climber this month was the RGF estate up 0.3% last time, The Dreamseeker Estate contracted by 0.3% share this month. The ACS total Share of Private Estates stayed stable at 11.7%( +/-0.9%).

The Margins of error for these Estate shares range from +/-0.6% for the largest down to +/- 0.3% for the smallest,

These rankings are purely on number of regions owned and are not based on FRE numbers .

June's list for the Estates in 12th to 20th position (In alphabetical order) is

The smallest of these is about 2/3rds the size of the current estate in 10th position

The regions were running on the following distribution of server class
  • Class 501 7.5%
  • Class 502 6.2%
  • Class 503 24.6%
  • Class 701 24.6%
  • Class 702 23.7%
  • Class 703 13.4%
This more or less unchanged from last months survey


Survey Details: This survey was based on a random sample of 5000 private estate regions drawn from all 22741 private estates on the grid on 1st July 2012. The actual surveying took place on 1st July 2012.A further 55 regions were randomly selected to top up the sample, replacing those regions which were unavailable (other than closed to public access) at the time of surveying.

As is expected at the end of the month this week we saw a net fall,this time of 237 regions all amongst Private Estates

Total number of Main Grid regions is now 29744 ( 22627 private estates & 7117 Linden owned)
92 new regions were added and 85 returned to the grid, with 537 regions removed (29 were renamed and 99 came and went since last report)

A net fall of 237 regions is the largest weekly decline this year (though with good growth in the past 3 weeks June as a month one of this year's lowest declines). The decline is not unexpected with yesterday's end of month, though earlier in the week things were very positive with friday's survey showing 30037 regions online .
This week decline wasn't borne by any single estate. Dreamseekers Estates were detected as having the largest decline this week , returning about 90, Weezles Real Estate were down 32,, Spirit Estate lands down 31 whilst FantasyLand dropped 14 and Fantasy Ventures dropped 9. ACS hand an overall net loss of 14. Most of the other big estates showed single figure declines.
On the upward side were the return of the 36 RFL regions and a small estate which grew from 1 region to 15.

This week's survey also marks the 6 month period since my 1st Jan 2012 survey.
In the past 6 months the grid has declined by 1334 regions from 31078 (a fall of 4.3%). Private Estates had a net decline of 1230 from 23857 (5.2% fall) whilst Linden owned fell by 104 from 7221 (1.4% fall).
Estimated Monthly Private Estate Tier fell from US$5.009M during December 2011 to US$4.709M for June 2012 a drop of $300k


Adult rated regions managed to keep growing even with the decline, up 7 regions to 3530 (11.9% of the grid) whilst General rated fell by 39 to 4408 (14.8%).

It has been pointed out to me that Spirit Estate Lands is a sub-estate of Weezles Real Estate (WRE) and the overall Estate Owner has asked me to combine these for future. I also have decided that since the ACS sub-estates can swamp the Top 10 Listings I will report the Top 20 from now on. However there is a big cavaet with this ranking as the difference between most ranks are much smaller than the margin of error in the sample

I was thinking about this thread last night. I'm not going to criticize another estate for doing unusual things so long as they are not deceptive or fraudulent in their actions with potential or existing customers.

I more or less agree with you.

I now see it is all as a matter of our own attitude we adopt when we see obvious perks being given out. I am no longer in a position to be disadvantaged by whatever new and wonderful concessions LL decides to dole out. In fact, if anything, I am more in a position of being able to take advantage of these concessions, on a personal level.

Regardless, I inadvertently drew one of "them" out who stuck both feet in their mouth, and for that, and I regret very much. Silence is the greater part of discretion in such matters. So I will continue to do my own watch dogging, and perhaps learn to control my emotional outbursts as I hope "they" continue to practice the art of silence.

And then the rest ... Today there was a net fall of 110 regions . At least 63 of these were ACS owned regions : Azure Islands down 23, Jessica Chung down 16, Barbie Chung 14 & Miriam Chung 10. The Lala Rentals estate also dropped 13 regions

Hypothetically speaking, what would people think of this:

A previously unknown estate sim owner, puts 6 full prim estate sims onto the market place in Second Life. These sims are completely new, coming into existence on July 1, 2012; with no other sim occupying this location before.

The weekly tier is 14,999 LD, although it is not advertised whether or not the weekly tier will rise above that amount as time progresses. (And the hypothetical investigator is too timid to ask whether there would be increases in tier rates; the name of Chung would be a dead give-away, you see.)

The break-even point for a regular full prim estate sim is about 18,000 LD per week for tier.
The break-even point for a grandfathered full prim estate is about 12,000 LD per week for tier.
These hypothetical new sims are exactly mid-way between the break-even costs of a new full prim estate sim, and a grandfathered one. I do emphasize the term break-even in these costs.

An hypothetical name for one of these hypothetical sims is Blue Water Lake, if anyone wants to hypothetically investigate for themselves.

Thank you for giving this post the hypothetical attention it hypothetically deserves.

i was just reading about an offer at SL Forum > Land, which points to same seller as for region [ Blue Water Lake ]..., and i surely will investigate further there, as one of their offices apparently is at one of our (RGF) regions, provided by a reseller. Nice catch, i got curious here.

I suppose this is possible. However, I checked these "hypothetical" sim names against the data published by Tyche for July 1st. These are new sims - not returned to the grid, and not sims renamed to their current names.

The hypothetical people involved (estate owner and "sales" staff) have interesting profiles. I have spent some time studying profiles over the years in SL, and have come up with some parameters determining the nature of avatar accounts. My findings are never 100% accurate whenever crunch time comes, but I do know an "odd" profile when I see one.

One of our reseller just sent an alt to do a "test" sale there... the provided chat log has me doubting this person is seriously at all... a pity i cannot share the log here, but it reads all weird... here in germany we`d say like "it has no hands nor feet" or so...it is nonsens...and our estate owner and me find it pretty suspicious to be a scam.
We got in mind, they could try to sell the regions full transfer, but w/ renters on it, claiming an higher transfer purchase for this... well, no idea what happens with the renter after that..., but its an option the estate owner of this regions already did in nov 11 regarding her SL forum posts.

It would seem that this hypothetical estate in question, has its same NEW sims for rent as well as being available for full transfer. Although this can not be established as fact.

But one fact we can establish is that this estate is leasing out these new sims at well below, what should be, monthly tier cost.

Who knows who or what is behind this venture: (1) a rich person playing with SL ? (2) a person who does not understand the concept that in order to stay in business, what money comes in should be more than what goes out ? (3) Linden Lab itself trying to determine the correct price points to start selling sims again ? (4) maybe a benevolent rich person who just likes to make people happy ? (5) one of the land barons just trying to play with the heads of the other barons and smaller estate land owners?

At the very least, my own curiosity is surely peaked, but only in an hypothetical way.

as i tend sometimes to believe in conspiracy theories, I´d actually 1st vote for #5

But then..., I`d dare to add #1 and #2 together, hoping its the right, whenever sad, guess, as mostly the easiest answer is the right one.

back to #5 i hope i`m able to say that the relevant land barons i "know" are serious and mature enough to know, that such attacks not only damage single or some estates, but the market and SL at all... but i`m just a noob in that, just managing my territory
