Embedded Rental Interface

What do legitimate land dealers think of having an embedded rental mechanism? My thinking is that could allay the scamming of gullible people who rent sims from day olds that quickly sell the Mainland, transfer the sims, or just kick and ban the poor suckers. Or is there a better way for the Lab to help alleviate this type of scenario?

Do you mean an estate controlled, and client side rental interface? That'd be nice -- but it would have to be super flexible and error/idiot proof. I don't think LL is capable of executing anything like that. Even if LL could do that, it'd still be lacking in areas any estate owners would want.

Each estate owner that I know does things fantastically differently and has special needs. For instance I'm on my 3rd version of my own homebrew rental system, still database driven with scripted inworld elements to help me manage and automate it. Even then there's still a lot of manual work I gotta do. I think I'm at the point in my estates evolution and growth where an official inworld system wouldn't benefit me much at all.

Maybe a few years ago yea, but not today.

No. I like having my own system and rules. I'd be concerned that they'd impose restrictions or include features that I don't need or want. For example, I have a strict no refund policy, and wouldn't want refunds built in where people could just leave anytime and get their money back. I offer free tier transfers instead, so for example if someone wants beach land and they're on green, they're more likely to stay with me because they can transfer their tier.

I would however like to have more estate controls related to individual parcels, especially the ability to block ban lines, and change settings on parcels without being the parcel or group owner. For example, turning off rezzing on someone's parcel due to a griefing outbreak.

Just thought to add: if LL allowed the use of premium tier on estates (which I'd love), there would have to be some sort of auto-payment system. However, it could be devised in such a way that landlords receive notice when a person is ending their residency. I.e. you pay for a month, but must give notice 3 days ahead using the system or you'll be billed another month. That would solve the refunds issue and provide stability and proper notification for landlords.

For years I've griped about the land model that uses a single interface for such different situations as buying land from LL and renting/leasing land from land owners. Combined with misleading advertisements that shout out "Buy and own land!!" when no such ownership exists, the end result is very confused residents who don't understand the difference between mainland ownership and estate land rentals, making them easy marks for scammers as well as less aware for the need for consumer vigilance in choosing a landlord.

This doesn't have to be a sea-change, just some clear information and different wording would be a help. Pull up About Land and get "Region owners: So-and-so", "Region renter: So-and-so". And if you're the third party to come along to rent a parcel from the Estate renter, you see "Lease land setup fee" instead of purchase price.

If it were done well, hey, great.

It would look beautiful, certainly, and perhaps carry a certain logic about how an idealised rental business *might* work... but actually working effectively for my estate or its residents?

Low chance.

I could see a better wording of the interface we already have.
