Mainland Sim Auctions Exceeding $4K USD

The two mainland sims whose auctions end today are both currently up to over $4K USD. At $4602 for Permutate, you could almost buy two islands and have over 3 months total tier (your first month on an island is free).

I used to do calculations on what it would take for people to make a profit by flipping sims, but I give up. I really don't understand how this makes sense...

i think at some point it ceases to be about making money.
obviously someone has so much spare money that they will pay anything for the sim, just to win.

That is sometimes the case in the wora'uld. People spend real money to play cool ass club owner or successful business proprietor or even big shot real estate mogul. It's a game to them; and there's no way for the population to know that they're actually spending money rather than making a profit.

Okay, I couldn't help it. If you assume that a sim sells to a bidder for $4616 USD (the current high bid) and take tier and the Lindex cash-out tax into account- and depending on how efficiently the buyer cycles through land- he or she will have to resell the land for between L$19-20 per square meter within 30 days of purchase just to break even. That's nearly double the price of the average selling price for mainland these days (to say nothing of the base price).

EDIT: L$20 per square meter equates to L$10240 for a 512m, 117-prim lot, about $39 USD.

what if you factor out tier though?
they most likely will not pay full tier (if any) on the sim.

That's what I meant by "and depending on how efficiently the buyer cycles through land." It's L$19/sqm if you have zero tier to worry about, which is still too damn high.

They're both green isthmus sims, mostly water, beaches on the north and south. The terraforming's actually kinda nice.

P.S. I hate that the new auction bidding system is anonymous. I like seeing who's fighting whom.

I guess it depends on the land. Land in the colored sims regularly goes for L$20 - L$40 - just look at any available plots there.

The city sims still get the biggest premium around, however.

I just posted about this in General as I was wondering what the most paid per sq. m. ever was and was so shocked I didn't think to post here where it really should go. This sale worked out to L$209.71 per sq. m.

Permutate sold for $5501 USD (L$22.33 per square meter).
Exomorogun sold for $4654 USD (L$18.89 per square meter).

that is completely different.
if i buy land on a colour sim i am buying into an established neighbourhood with the reasonable expectation that something ghastly isnt going to appear on the sim the next day. these auctioned sims are new land however, and ppl like umnik, robo, and alex potato are standing by to adcut them hey. no doubt they will look like dogshit soon after the parcels get listed.

When I came back to SL a few months ago, I had intended to buy myself some land and be a hermit builder.

I got so dismayed looking at parcels that I didn't even bother to fill out my profile, and just logged out.

I figured I would come back in a few months, and see if I could find something somewhat reasonably priced, but with this thread, it appears that prices will just be going up, so I am a forum rat until greener pastures arrive.

on a somewhat related note, in the middle of the evening yesterday, my vendors and rent were returned from a long time mainland sim sized mall in Pando.

Popping by to see what had happened later in the night, I'd found that Ninjaland had priced the sim to L$6.6M - approximately $25000USD for a snowy mainland sim.

Is this commonplace? I don't understand how they feel they can get that much for any sim, let alone a snow sim.

Plus those color sims are +/- 40 meters terraformable unlike the normal 4 meters, not to mention classic highly desired land. The ending prices today were ridiculous. I hope they were for personal use, but if land dealers bought them, they have no business sense whatsoever. I cant even see how a regular resident would spend this much for basic waterfront land when I'm sure they could have done much better in world or bought 2 full estate sims and had some to spare.

The sims had protected Linden ocean on three sides leading to more open ocean...about as nice a mainland situation as you can find. Still it does not justify the stupidly high price paid for those sims. If they are for resale, very few people will be paying the price, especially since you can access the open protected waters from a variety of locations for free.

Both sims have been claimed by the winners. (Whereas land flippers often don't claim right away- I presume so they can sell off land in the mean time to keep tier down.)

I actually talked to the owner of Permutate. He was very nice, and it sounds like he simply bought it for personal use. The winner of Exomorogun has no Picks or Classifieds, but based on the new land description, it sounds like he might be doing a culturally-themed build. Whether he's going to use it for rentals or not is unclear.

So, yeah, two fantastically-expensive sims, but both admittedly very pretty (you should visit them if you haven't already), and at this point it seems like both are in responsible hands.
