I need a new parcel for my business. 1/4 full sim or 1/2 homestead.

The business is very established (over 2 years,) profitable, low script and low traffic (about 300.) It is residential in appearance, refined, upscale. Parcel might also include a small art gallery, and (if on a full sim) may have some low-key live music events a few days a week. I am looking for a quiet place that I can landscape and have some estate manager rights, nice neighbors, not a lot of junk on the ground or in the sky, and an estate owner who is not absent. Being part of a well-managed community is a plus. I am a very quiet and tactful neighbor.

I am a professional designer in SL and RL, with some well-known SL projects completed. I can pay in L$ or US$ via PayPal. I have been at my last location since November of 2009. Once I find a new parcel I have no intention of moving.
