Also, buyers typically want instant satisfaction. If they have to part with their money, then wait, there's a good chance they'll move on to find a parcel they can get straight away. The seller becomes disadvantaged, and the seller genuinely pricing their land competitively is unnecessarily disadvantaged.
That's why I've always thought a short delay between land listed for sale to anyone appearing in land for sale is a good solution, to give a bit of a window for any mistakes to be rectified or that unwise quicky transaction to occur. It probably wouldn't need to be for long. It could perhaps be further fine-tuned by having it only trigger if it's a certain amount below market average. Land set for sale to a specific person could list straight away so as not to impede those sorts of transactions.
