Openspace: Terraforming? Also: Land sales?

Well, it looks like we are buckling down and planning to get an Openspace. I'm really excited about it and I'm sort of trying to get the ball rolling.

I have some questions that I hope you guys can help me with, because I've been inworld for a year but I am a total n00b at all of this stuff.

1) I live on the same land I've had for a year. It's private estate land. How much is a fair upfront L$ price for a 1024 with bonus prims? I have one waterfront 1024, and two other 1024 plots that are tiered with a view of the water, but the sim is sort of terraformed into a pyramid for residential-only. So every plot has a view of the ocean, but only one of them is directly ON the water. Each plot has 300 prims and the tier is L$10/mo USD or payable in lindens, to the estate owner.

2) Terraforming an Openspace -- do I have to find a special terraforming file? Is this something that can be created in Photoshop? Or does it just come with the land underwater and I can raise it up how I want? We have a pretty specific idea of what we'd like to see (there will be two residences on the openspace, each on independent land masses) but I don't know if there's an easy way and a hard way to get that done.
